Conversion of Barn to Dwelling at Cressage, Shrewsbury, Shropshire

Synopsis:

Due to the agricultural use of the site and the sensitive nature of the proposed development (residential) a contaminated land planning condition was attached to the decision notice for the proposed development (conversion of a barn to a dwelling).

The first stage in discharging the condition was to prepare a Phase I desk study report, this document assesses the potential for the site to be impacted by historical contamination, this is assessed using a combination of historical Ordnance Survey (O.S.) maps as well as information held by regulators (Environment Agency, local authority etc.).

No salient information was obtained from the regulators.

On completion of the desk based section the site was subject to a walkover survey , this revealed hat the site comprised of a timber clad single story barn which was being uses as residential garages). A fuel tank was identified on the northern boundary of the site, and as there was no evidence of releases, was discounted as a credible source.

On completion of the walkover survey a qualitative risk assessment was undertaken to determine oif any of the potential sources identified warranted further investigation, no credible sources of contamination were identified in the desk study report and no further works were proposed.
