Given the past us of the site as a Haulage Yard a contaminated land planning condition was attached to the decision notice for the subject site and Demeter Environmental were commissioned to provide consultancy services to discharge the condition.

The first stage was to prepare a Phase I desk study report for the site, which identified the past uses of the site as potential sources of contamination as well as made ground on the site.

As part of the development site levels were to be reduced, hence it was concluded that a site investigation was not warranted and validation of the removal of the made ground and removal of tanks and inspection pits on the site.

The proposals were accepted by the planning authority and  the proposed remediation was undertaken.

The validation of the remediation was undertaken over the subsequent three years.

The Phase IIIb Completion report can be accessed via the documents tab of 13/00652/DIS, which was approved and the contaminated land planning condition discharged.
