Residential Development, Reading Road, Woodcote, South Oxfordshire
Case Study Reference: 10-08-02
Planning Authority: South Oxfordshire District Council
In order to support an application for the erection of a single dwelling on a former garden Demeter Environmental were commissioned to prepare a desk study report.
The review of the historical maps identified three in-filled ponds and a garage in close proximity to the site, the qualitative assessment discounted the garage as a credible source due to the distance between the site and garage.
As part of the walkover survey hand held trial pits were excavated on the site, which demonstrated there was no potential sources of contamination on the site and the geology would inhibit the migration of any ground gases from the in-filled ponds.
The desk study report concluded that there were no risks for the development and concluded that no further works were required.
The report was submitted (P11/E0966/DIS) and the contaminated land planning condition was discharged (the memo can be found in ‘Decision’) based on the desk study report (can be found in ‘Supporting Documentation’).
