Demeter Environmental Ltd were commissioned to prepare a Desk Study report to discharge the contaminated land planning condition which was attached to the decision notice.

The development comprised of the demolition of the erection of a dwelling.

An electricity sub-station and a garage were identified on the historical O.S. maps on the site boundaries, and the walkover survey confirmed the presence of these potentially contaminative land uses. Made ground was also identified on the site.

Based on the walkover observations as well as the historical review, the conceptual model identified a number of potential issues and a Phase II investigation was proposed.

The Phase II report targeted the potential sources (PCB analysis along the electricity substation boundaries, boundary adjoining the garage and analysis of the made ground on the site) and as there were no landscaped areas, there were no risks, and no further works were required.
