Due to the sensitivity of the proposed development Doncaster Metropolitan Borough Council attached the contaminated land planning condition to the decision notice for the development.

The site was previously occupied by two dwellings, which were demolished after the 2011 O.S maps and prior to the walkover survey. A the time of the survey the site comprised of a parcel of open land.  Demolition rubble (made ground) was identified during the walkover survey.

The report concluded that in-lieu of an intrusive investigation, any made ground should be removed form the garden/landscaped areas on the proposed site.
