In order to support the planning application for the erection of four dwellings a desk study report as required.  Previously Demeter Environmental were commissioned to prepare the desk study report for the adjoining parcel of land 8 months earlier

The environmental data and historical O.S. maps were reused and formed the basis of the desk study report for the site.

The review of the O.S maps indicated the site was not development until the 1980’s when the road was erected.

The review of the environmental data revealed a number of parcels of in-filled land within 250m of the site and record held by the Environment Agency revealed a landfill to the north of the site. The walkover survey revealed the possibility of made ground to be present on the site (part of the site was an access road).

The qualitative risk assessment concluded that the risk was sufficiently low that remediation in lieu of further works was proposed.

The report was submitted in support of the application, the report was accepted and the decision notice did not include a contaminated land planning condition.
