Due to the sensitive nature of the development the planning authority attached a contaminated land planning condition to the decision notice for the proposed development.
The desk study report identified made ground on the site as the only credible source of contamination on the site, and given the residential history of the site remedial proposals (removal of made ground in garden areas) in lieu of further intrusive works.
The proposals were not accepted by the local authority and the report revised to propose a limited site investigation. The Phase II report identified made ground on the site and that it posed a potential risk to the end users and proposed either the removal of made ground from garden areas or placement of a 600mm cover on garden areas.
Once the proposals had been accepted the Phase IIIa Implementation Plan was prepared, allowing the development to commence.
