Due to the sensitive nature of the development Doncaster Council attached a contaminated land planning condition to the decision notice.

The site formed part of the garden of the adjacent property, and no potentially contaminating activities were identified. The review of the historical maps did not identify any potential sources of contamination, and due to the lack of any credible sources of contamination the desk study report concluded that no further works were warranted.

The report was accepted by the planning authority and the condition discharged.
