Due to the close proximity of a railway line to the site a contaminated land planning condition was attached to the proposed development.
The site comprised of an open parcel of land, the review of the historical maps revealed the site was formally part of the gardens of the dwelling to the north prior to the laying of the railway line on the northern boundary of the site. The historical review did identify a number of potential sources of contamination, all of which were discounted in the qualitative risk assessment.
