Due to the sensitive nature of the development a contaminated land planning condition was attached to the proposed development. Demeter Environmental were commissioned to undertake the desk study report.
The historical review identified a number of parcels of in-filled land within 250m of the site, the qualitative risk assessment discounted all but one as a credible source of ground gases.
The walkover survey revealed the site to be a dwellings and associated garden areas, no evidence of contamination was recorded during the walkover survey.
Given the potential for made ground to be present under areas of hard-standing it was proposed that made ground will be removed as part of the development, and to mitigate the risks form ground gases, gas protection measures should be incorporated into the building design.
The proposals in the desk study report were accepted by the planning authority and the condition partly discharged.
