Replacement Dewlling, Rainham, Essex
Case Study Reference: 12-11-06
Planning Authority: London Borough of Havering
Demeter Environmental were commissioned to prepare a desk study report for a site in Rainham in order to discharge the contaminated land planning condition attached to the decision notice.
At the time of the walkover survey the exiting dwelling had been demolished and the site was covered by demolition rubble.
The review of the historical maps identified a small pond on the site, which was in-filled by 1938. A number of parcels of in-filled land were identified within 250m of the site.
The qualitative risk assessment identified the made ground on the site and the in-filled land off site as credible sources of contamination, and rather than propose a site investigation the removal of the made ground form garden/landscaped areas was proposed as well as the installation of gas protection measures into the dwelling.
The report was formally submitted in December 2012 (Q0304.12), the desk study report can be accessed via the planning portal (Supporting Statements – Wednesday, January 16, 2013) and their acceptance of the report is in the Decision Notice.
