As part of the sale of a dwelling, the purchaser required additional information on the potential issues relating to soil contamination (the site was previously occupied by a cotton mill).
The desk study concluded that whilst any new development would require an intrusive investigation, the dwelling to be purchased is unlikely to be classified a ‘contaminated land under Part 2A.
In order to determine if the dwelling was ‘suitable for use’ samples using hand held dynamic sampling were taken from the front and rear gardens, the results of which identified elevated levels of lead in the topsoil of the front garden and positive pesticide results form the subsoils form the front garden.
The site was revisited and 27 samples of the topsoil were taken by hand to further assess the risks from the lead in the topsoil, the additional data demonstrated the concentrations of lead would not pose a risk to human health.
