Erection of Three Dwellings on a Former Residential Garage Site for Milton Keynes Council

Synopsis:
Due tot he previous use of the site as residential garages, a contaminated land planning condition was attached to the decision notice for the proposed development.
Prior to the erection of the residential garages in the 1960’s-1970’s there is little activity on the site and no other potentially contamination land uses could be discerned from the Ordnance Survey maps.
The walkover survey revealed the site had not been in use for some time and that four garages were present and cement sheeting were present on the garages.
The geological review also identified the presence of alluvium under the site, which has the potential to generate ground gases.
The report proposed limited intrusive works to determine if the use of the site as garages had impacted site soils and to demonstrate the presence of made ground.
The report was accepted by the planning authority and the condition partly discharged.
