In order to support the planning application for the erection of three commercial units, Demeter Environmental were commissioned to prepare a Phase I desk study report for the site.

The review of the environmental data and historical maps indicated the site had previously been occupied by a mill, an excavation and a garage, and that there were a number of potentially contaminative land uses adjoining the site and within 250m of the site.

Whilst the qualitative risk assessment did identify a number of credible sources of contamination, given the low sensitivity of the development remedial measures in lieu of a site investigation was proposed.

The contaminated land condition was formally discharged in March 2014 and the condition discharged.
