Erection of one three-bedroom dwelling, Heywood
Case Study Reference: 15-07-08
Planning Authority: Rochdale Borough Council
Planning Reference: 14/00533/FUL and 15/01471/DOC
Synopsis:
Due ot the sensitivity of the proposed development a contaminated land planning condition was attached to the decision notice for the proposed development.
Demeter Environmental were commissioned to prepare a desk study report for the site to determine what the potential issues were present.
The review of the historical maps revealed the site was occupied by a dwelling from 1975 and there were a number of in-filled parcels of land within 250m of the site.
The walkover survey revealed the presence of made ground across the site, but based on site observations the probability of risk occurring was regarded as low.
Based on the low risks it was concluded that remediation in lieu of site investigation was a justified approach ( removal of made ground and incorporation of gas protection measures).
The desk study was formally submitted as part of 15/01471/DOC, the desk study can be accessed from the documents tab on the Rochdale planning portal.
