Synopsis:

In order to discharge the contaminated land planning condition attached to the decision notice for the proposed development, Demeter Environmental were commissioned to prepare a desk study report for the site.

The review of the historical maps indicated a sand pit 70m north west of the site, which was also identified as a landfill from Environment Agency data and as a Part IIA site.

As part of the walkover survey the former landfill was inspected and gas venting and protection measures had been installed on the former landfill, which demonstrated the landfill was no longer a credible source of ground gases. Based on this the qualitative risk assessment c0ncluded that no further works were warranted on the site.

The report was accepted by the planning authority and the condition discharged.
