Synopsis:
Due to the sensitive nature of the development and the site being in an area of naturally elevated levels of contamination a contaminated land planing condition was attached to the decision notice for the proposed development.
The site formed part of the garden of the adjacent dwelling, hand held boreholes were sunk on the site to investigate for the presence of made ground and to obtain samples for arsenic analysis.
The historical review revealed an in-filled quarry in close proximity tot he site, and the review of the geological data revealed the site to be in an area where basic radon protection measures would be required.
The arsenic analysis on the site soils identified a slight exceedance of the current threshold, hence further bio accessibility testing was undertaken to demonstrate there was no risk to human health on the site.
The proposals for radon/gas protection measures were accepted and the condition partly discharged. Both the desk study and confirmation of acceptance of the report are available ont he planning portal for Northampton Borough Council.
