Synopsis:

Due to the close proximity of garages and a railway lien tot he site a contaminated land planning condition was attached to the decision notice for the proposed development. Demeter Environmental were commissioned to prepare the desk study report.

The site comprised of part of the garden of the adjacent property, no evidence of contamination was encountered on the site.

The historical review identified a number of potential sources of contamination near the site (residential garages, railway line, electricity substation and in-filled land), all of which were discounted as credible sources of contamination in the qualitative risk assessment. The report concluded that no further works were warranted.

The conclusion of the report were accepted by the planning authority and the condition discharged.
