Due to the sensitive nature of the proposed development a desk study report was required to discharge the contaminated land planning condition attached to the decision notice.
The site was developed in the 1930’s and no further changes were identified, a number of in-filled ponds were identified but the risk assessment demonstrated these did not pose any risk to the site.
The walkover survey confirmed that the site was an existing garden, and hand held trial pits demonstrated the absence of made ground on the site.
As no credible source of contamination had been identified, the report concluded that no further works were warranted.
The desk study report was formally submitted in March 2011 to formally discharge condition 11 (contaminated land), the application umber is Q0033.11 and confirmation of the discharge of the condition is given on the London Borough of Havering website.
