In order to prepare the information required to discharge the contaminated land planning condition Wyre Council attached to the decision notice for the proposed development Demeter Environmental were commissioned to prepare a desk study report for the site.

The site comprised of a garden with the western boundary being formed by a former railway line.

The historical review identified a number of parcels of in-filled land within 250m, which were all discounted as credible source of contamination in the qualitative risk assessment.
