Synopsis:

In order to discharge the contaminated land planning conditions attached to the decision notice, Demeter Environmental Ltd were commissioned to undertake a desk study report for the site.

The desk study report revealed the site to be in an area of naturally elevated levels of contamination (arsenic, chromium, and vanadium), so as part of the walkover survey two samples of the site soils were taken and subject to chemical analysis.

The walkover survey did not reveal any potential issues on the site and the historical review also did not identify any potential issues.

The review of the geological data indicated the site was in an area of elevated levels of radon, and suitable protection measures were recommended.

The chemical analysis indicated that levels of vanadium exceded the thresholds for a residential end use, and bioaccessibility testing was undertaken to demonstrate there was no risk to human health.

The desk study report was subsequently submitted to the council, and the report was used to discharge the contaminated land planning condition (Download 14. Approval of Conditions)
