Given the sensitivity of the proposed development and the site was in an area of naturally elevated levels of heavy metals a contaminated land planning condition was attached to the decision notice for the proposed development.
Demeter Environmental were commissioned to undertake a desk study report for the site, as the review of the environmental data and historical maps did not identify a historical legacy for the site samples of the natural site soils were taken as part of the walkover survey. The analysis of the chemical analysis indicated that concentrations of arsenic were elevated in the site soils. To further characterise the risk bioaccessibility analysis was undertaken, which demonstrated the concentrations of arsenic in the site soils did not pose a risk to human health.
The report also identified the site was in an areas where full radon protection measures were required and a brick works was present 250m south of the site. The report concluded that the radon measures were sufficient to break the pollution linkage associated with the brick works.
