As part o the rear garden formed part of a former in-filled railway cutting and a landfill a contaminated land planning condition was attached to the decision notice for the subject development and Demeter Environmental were commissioned to prepare the reports.
The desk study report confirmed the presence of a landfill within the site boundaries and a trial pit excavated within the footprint of the in-filled railway cutting demonstrated the made ground on the site was limited to the area of the in-filled cutting and comprised of demolition materials.
The report initially proposed a cover system in the area of the in-filled cutting as an alternative to site investigation and gas protection measures as an alternative to gas monitoring, subsequent correspondence with the local authority identified a domestic landfill forming part of the in-filled cutting and the gas risk assessment was revised and increased gas protection measures were proposed.
Once the proposals int he desk study report accepted a Phase IIIa Implementation plan was prepared providing details of the methodology of the installation of the gas protection measures and details of how the remediation will be validated.
The site was visited in December 2015 to demonstrate all remediation was undertaken correctly and the subsequent Phase IIIb completion report was accepted by the local authority and the condition discharged.
