As part of the development a desk study report was required to discharge the contaminated land planning condition attached to the decision notice.
The site comprised part of the garden of the adjacent property and was used as a smallholding.
Historical maps indicated that the site previously formed part of an orchard and an in-filled pond 219m south east of the site. As part of the walkover survey hand held boreholes were sunk, which demonstrated that Devensian Till (clay) was present close ot the surface, and given the rural setting of the site demonstrated that no credible pathways for the migration of ground gases were present. Samples of the site soils were taken and analysis of the samples indicated that the site was not impacted by the orchard.
The report was accepted and the condition discharged.
