Synopsis:

Demeter Environmental Ltd were commissioned to prepare a desk Study report to discharge the contaminated land planning condition which was attached to the decision notice for the fist planning application for the site (09/2009/0399).

Whilst the justification of attaching the contaminated land planning condition was not stated, it is likely due to the sensitive nature of the proposed development.

The site comprised of a garden and a review of the historical maps identified a number of in-filled ponds within 250m of the site. As the subsequent qualitative assessment did not identify any of the in-filled ponds as credible sources of ground gases, no further works were proposed.

A second application was made in 2012, when the desk study report was submitted as part of the application, the report was accepted and as such, the contaminated land condition was not attached to the decision notice, indicating the recommendations in the desk study had been accepted.
