Synopsis:
As the site had been previously been occupied by a works, a desk study report was required to support the application for the erection of a dwelling on the site. Demeter Environmental were commissioned to prepare the desk study report.
The report identified a number of potential sources of contamination (adjacent railway cutting, garage and depot off site as well as made ground on site). A site investigation to assess these potential sources was proposed in the desk study report.
The scope of works was agreed with the local authority prior to the works commencing and the site investigation was undertaken in February 2015, which comprised of trial pits across the site and two trial trenches to determine if the garage and depot had impacted on site soils.
The Phase II report concluded that the hardens on the southern area of the site required a cover system on the proposed garden/landscaped areas.
