To support the planning application for the erection of a garage with accommodation on the first floor Demeter Environmental was commissioned to prepare a desk study report to accompany the application.

The site comprised of a single story garage which was used for the storage of household items, the historical review did not identify any off site sources of contamination. The use of the site as a garage was identified as a potential source, and as the presence of made ground could not be discounted, was also identified as a potential source of contamination.

As the living accommodation was to be on the first floor, the risk from the made ground/garage was sufficiently low that a watching brief was proposed rather than an intrusive investigation.

The desk study report can be accessed here (the full report can be accessed in sections form the Bury Council panning portal), the report was accepted and no contaminated land conditions were attached to the decision notice.
