Due it the agricultural nature of the site a contaminated land planning condition was attached to the decision notice which required that potential source s of contamination need to be investigation before the development commences.
Demeter Environmental were commissioned to prepare the desk study report to determine if any potential issues were present on the site.
The review of the historical maps revealed the site was developed prior to the first edition O.S. map and an in-filled pond was identified in close proximity to the site.
The quantitative risk assessment identified the hard-sore on the site as a potential source of contamination as well as the nearby in-filled pond and the report proposed the removal of the hardcore from the site and the further investigation of the in-filled pond or gas monitoring.
