Given the site was occupied by garages a contaminated land planning condition was attached to the decision for the demolition of the garages and the erection of a dwelling.

Demeter Environmental were commissioned to prepare a desk study report to determine if there were any risks to the proposed development, and whilst a number of potential sources were identified, all but two (made ground on the site and ground gases from in-filled land) could not be discounted.

Using a qualitative risk assessment undertaken in all of our desk study reports the risk from ground gas was assessed to be sufficiently low that remediation (gas protection measures) in lieu of further works were proposed. In order to determine the risks from made ground a limited site investigation was proposed which comprised of one sample from each amenity area subject to chemical analysis.
