Synopsis:

Demeter Environmental Ltd were commissioned to prepare a Desk Study report to discharge the contaminated land planning condition for the erection of a dwelling.

The Desk Study report identified a number of potential issues (garage and a in-filled pond) on and within 250m of the site. The walkover survey demonstrated the absence of made ground on the site.

The qualitative risk assessment also indicated that the off site sources of ground gases which the qualitative risk assessment demonstrate they posed no risk to the development
